Work Experience:
I began selling and leasing real estate in the
Ottawa area in 1978 and in that time have sold houses, development
land, farms, apartment buildings, office buildings, retail
buildings, and hotels. The transactions I am most proud of are not
necessarily the largest ones. Here are some of the sales I acted in
which are most satisfying:
- the land assembly and
sale for Forward Place, a 46 unit condominium project at 50 Burnside
Avenue in Ottawa;
- Emerson Place, a 56 unit condominium project at
50 Emerson Avenue in Ottawa;
- Island View, a 24 unit condominium project on
Emerson Avenue;
- Place Lafontaine, a 136 unit condominium project
in Vanier with 20,000 square fett of commercial space;
- a land assembly near the corner of Dovercourt and
Tweedsmuir in Ottawa which permitted the construction of eleven new
homes; and,
- an infill project near the corner of Sixth and
Rosebella in the Blossom Park area of Gloucester, now known as
Belmanor, comprised of fourteen garden homes and a single family
residence.
Sales of Note
in 2007-2008:
- The sale of 301 O'Connor
Street to an eye surgeon for the insurance firm, Smith Petrie Carr.
-The sale of 389 Danforth Avenue to a real estate
broker and mortgage consultant for a medical practitioner.
- The sale of 54 Dufferin/292 Mackay opposite the
Governor Gemeral's to an architect who is building a special project
for his client. Both the buyer and the client were introduced to the
property through the marketing efforts of James Palmer.
Commercial Leases
Leases of Note:
Leases of note which I helped negotiate are those
of:
- Causeway, a social agency, which leased an entire
building at 22 O'Meara for ten years to run a program to help
post-institutionalized psychiatric patients. It now owns the
building. - The Ottawa Tourism and
Convention Authority, the largest trade organization in the Region.
- Saint Elizabeth Health Centre ( a co-ordinator of
health-care services for the Ottawa region}.
- The Embassy of the United Arab Emirates, its
first mission to Canada.
- Peace Tower Church, a member of
the Pentecostal Assemblies of Canada.
Leases of Note in 2007-2008:
- Two floors of 246 Queen
Street leased to The Code Factory.
- Three floors of the building at 267 Richmond Road
for The Sheetmetal Workers' Union to Marvel Beauty Schools.
- For The Ottawa Real Estate Board about 4100
square feet of space at the front of its building to The Multiple
Sclerosis Society of Canada (Ottawa Chapter).
- 8400 square feet of production space at 1554
Chatelain to printing company, Wade-Tech.
Experience With Leases For Non-Profit
Organizations:
My experience in working with non-profit groups has
taught me the importance of understanding the structure and needs of
each type of group, and as a consequence to be careful in helping
these particular groups choose space on the basis of location,
budget, funding, special needs (such as handicapped access), special
services and complementary tenancies.
As well as working with
Causeway, The Ottawa Tourism and Convention Authority, The High
Commission of South Africa, Greenpeace, The Ontario Realty
Corporation, The Canadian Association of Interns and Residents, and
others, as tenants; I have worked with The Regional Municipality of
Ottawa/Carleton, the National Capital Commission, and The Canadian
Federation of Municipalities, as landlords.
Education:
B.A. (Honours), University of Guelph, 1972
B.Ed. Queen's University at Kingston, 1973
CCIM (Certified Commercial Investment Member)
Accreditations:
I have won all the major sales awards awarded by
RE/MAX since joining the organization in 1982. As well, I earned the
designation of C.C.I.M. (Certified Commercial Investment Member),
regarded as the top professional designation for practitioners of
commercial and investment real estate sales, in 1988. The C.C.I.M.
designation is a thorough and extensive training program for
commercial real estate training. It has been called "The Ph.d
of Real Estate". Although there are about five thousand CCIMs
worldwide, only seven realtors locally have earned and maintained
the designation.
I have also received the sales award of Hall of
Fame from RE/MAX, for consistently high productivity.
Professional Memberships:
I was the president of the National Capital Region
C.C.I.M. chapter in 1996 and 1997, and the vice-president for
marketing and enrollment in 1998.
From 2004 to 2006 I was a member of The Ottawa Real
Estate Board's Commercial Division.

Access To Landlords and Sellers:
Very few of my listings are exclusive. They can be
accessed through the Real Estate Board of Ottawa/Carleton at:
www.ottawarealestate.org.
If you are a tenant or a buyer of office or
facilities space you should know that unlike many office leasing
representatives, I am a member of the Real Estate Board of
Ottawa/Carleton. I am aware of the market and am in regular contact
with landlords and leasing reps throughout the region, and I have
worldwide contacts through the Internet. Most office and facilities
space is not officially listed. With your authority, I can help you
find the best space on the best terms through contacts of which you
may not be aware.
