The times are challenging. The beginning of 2022 found James with transactions taking longer than usual and commercial buyers being cautious. Transactions are occurring but taking longer to seek approvals from governmental authorities and environmental firms. All except one transaction the leasing of unit 3, 1010 Polytek Street in the Canotek Business Park that James did is unconditional, and in a sign of the times with low inventory in industrial spaces that transaction was done off-market with a Landlord and a Tenant James found to fit. In preparation for the Spring market James did a number of letters of opinion to let Sellers and Landlords know where the market stands.

1801 Carling Avenue 6th Floor This medical suite, which was unlisted with the Landlord, Taggart Realty Management, was leased with the help of Angela Boddy and Allan Kydd at Taggart. James represented the Tenant, a medical provider of psychiatric services, for its new excellent location close to the Royal Ottawa Hospital, The Civic Hospital and other medical professionals.
119-121 Beechwood Avenue December 17, 2021
119-121 Beechwood Avenue with plans was listed for a past seller and buyer of commercial properties with James and Travis Gordon. This development piece containing two buildings was bought by a buyer who holds a real estate licence, whom we are told plans to redevelop the property.
1223 Walkley Road November 17, 2021
1223 Walkley Road was listed exclusively by James and sold through James’s efforts to a public company who has elected to landbank it and maintain the current Tenant. As well as helping to negotiate the sale, James was able to renew the Tenant’s existing lease as part of his work.
1431 McAdoos Lane Kingston Ontario October 17, 2021
1431 McAdoos Lane Kingston Ontario was not a listed property. This 60 plus acres parcel was sold by James representing the buyer confidentially until agreement was reached. The Buyer paid the fee for commission to James’s brokerage. Further due diligence for this substantial purchase was done with the help of Cushman Wakefield in Kingston and CBRE in Toronto.

1010 Polytek Street Unit 31 was listed by James for a national marketing and publishing company and saw 2 offers with Nick Hannah of Koble Commercial representing the successful bidder.
74 Antares unit 101 September 17, 2021
74 Antares unit 101 was listed as a sublease for the Existing Tenant. James was able to negotiate a new lease with the owner of the building and a new Tenant rather than sublease the premises so that the Existing Tenant was able to walk away without any further obligation to the building’s owner, a preferred option. The owner received an excellent Tenant for a longer term, and the new Tenant received an allowance to improve the space to make it more suitable for its operations. It was a win/win/win. James was the sole broker in this transaction.

In a building James sold once and leased all of the spaces many times, James was successful in locating a start-up software firm.

Together with Diane Jacobs James was able to see sold a large commercial Condo unit #105 in the Colonnade Business Park. The unit saw multiple offers and the best one was chosen for the seller’s benefit.
