146 Cardevco Road, an industrial lot of an acre finally firmed up as a sale after Phase 2 environmental studies proved the suspected contamination on site did not exist. This sale is referred to as “off market”. James brought the buyer to the seller who agreed to list and sell, meaning that James represented both the seller and the buyer at a fair price established by an independent professional commercial appraiser.

James did a number of letters of opinion for organizations looking to plan their future real estate need post-Covid. These studies help organizations and firms decide to lease or buy or sell. James charges a fee for these evaluations that then acts as a reduction from any fees for leasing or selling charged later.
Together with Jim Cooper of Engel Volkers, James listed 1130 Mill Street in Manotick for lease. The property ended up selling to a local health practitioner. Kevin Cosgrove of EXP Realty represented the buyer.

A suite at 1730 #800 St. Laurent was leased for TCC Canada by a long-term client of James for his psychological practice.

1380 Triole Street, a house on an industrial lot. was listed by James and sold over list price to a buyer represented by Neil Mason and Kimberley Hall of Cushman/Wakefield.

James helped a cocktail ingredients maker and bar school lease a space of about 2000 square feet at 98 Richmond Road, unit 108. James represented the Tenant. Lee Lacombe of Colliers represented the Landlord. A veterinarian bought 1803 St Joseph Boulevard, Unit 9. James represented the buyer. Gary Shane of Re/Max Hallmark represented the Seller.

James does not sell residential homes unless they have development possibilities, but occasionally his commercial contacts need residential services, and he knows the best agents to refer them to.. Together with Bob Fraser from Re/Max Hallmark who knows and has a feel for the residential marketplace, he was able to help a past buyer of a warehouse buy a second house for investment. Liz Vittorini of Re/Max Affiliates was the listing agent for 1636 Fisher Avenue.

James and Michael Warren of Hallmark acted for the buyer of a condo end unit at 212 Van Buren Street #7 in Kemptville for office space for a union. The listing agent was Chris Drozda of Royal Lepage Team Realty, Kemptville.

The times are challenging. The beginning of 2022 found James with transactions taking longer than usual and commercial buyers being cautious. Transactions are occurring but taking longer to seek approvals from governmental authorities and environmental firms. All except one transaction the leasing of unit 3, 1010 Polytek Street in the Canotek Business Park that James did is unconditional, and in a sign of the times with low inventory in industrial spaces that transaction was done off-market with a Landlord and a Tenant James found to fit. In preparation for the Spring market James did a number of letters of opinion to let Sellers and Landlords know where the market stands.

1801 Carling Avenue 6th Floor This medical suite, which was unlisted with the Landlord, Taggart Realty Management, was leased with the help of Angela Boddy and Allan Kydd at Taggart. James represented the Tenant, a medical provider of psychiatric services, for its new excellent location close to the Royal Ottawa Hospital, The Civic Hospital and other medical professionals.
